Can foreigners buy land in Cameroon? Rules explained

What the law says about foreigners and dual citizens buying land in Cameroon, and how to do it safely with a notary.

Cameroonians with dual nationality

Cameroonians who kept or regained Cameroonian nationality can buy land like any citizen. Keep your Cameroonian ID or passport valid — it makes every step easier.

Foreign nationals

Non-citizens can generally acquire property in Cameroon, but land without a registered title often requires ministerial authorisation. Always work through a notary and verify the title at the land registry before paying.

Prefer titled land

A registered land title (titre foncier) is the strongest protection. Untitled customary land is cheaper but much riskier, especially from abroad.

Get independent verification

Use a verified surveyor and lawyer who work for you — not for the seller — to confirm boundaries, ownership and any disputes.
