Foreclosure & distressed sales centre
How bank repossessions, court auctions and urgent sales work in Cameroon, and how to buy them safely.
What counts as a distressed sale
- Bank repossession after a mortgage default
- Court-ordered auction (vente aux enchères) under the OHADA Uniform Act on debt recovery
- Urgent sales by owners who must sell quickly
How court auctions work
The creditor publishes a specification of sale (cahier des charges). Bidders register, pay a deposit and bid at the court hearing. The highest bidder receives an adjudication judgment which is registered on the title.
Risks to check
- Occupants who refuse to leave
- Unpaid taxes or charges
- Appeals by the former owner
- Poor condition — inspect before bidding
