Home buying guide for Cameroon

Step-by-step guidance to buy a home or land in Cameroon safely — from budget to land title transfer.

1. Set your budget in FCFA

Add up the price, notary fees, registration duties, survey costs and agent fees. Plan roughly 10–15% on top of the asking price.

  • Savings, tontines and family contributions
  • Bank mortgage or housing loan (Crédit Foncier, commercial banks)
  • Diaspora transfers — keep proof of every payment

2. Search and shortlist

Use verified listings and compare Trust Scores. Save properties and set alerts so you hear about new homes first.

3. Visit or request a VeraTour

Visit in person or book a live video visit. Check access roads, water, electricity (ENEO) and flooding risk in the rainy season.

4. Verify the land title

Ask for the land title number and search it at the land registry (Conservation Foncière / MINDCAF). Confirm the seller's name, the surface area and any mortgages or disputes.

  • Have a sworn surveyor confirm the beacons
  • Check family or customary claims
  • Never pay a deposit before the search

5. Sign before a notary

In Cameroon, sale of titled land must be concluded by notarial deed. The notary holds funds, calculates duties and files the transfer.

6. Transfer and registration

The title is transferred (mutation) into your name at the land registry. Keep the new title and all receipts safely.
